Peace-of-Mind Warranties

We’ve all seen those home renovation shows where a fixer-upper turns into a budget-buster. They set the budget, present a stunning 3-D rendering, and on demo day…surprise! The entire HVAC system needs to be replaced, or the foundation requires major repairs, or the structural issues leave them wondering how the house is even standing. We even see this happening in new homes when the builder isn't paying attention to details.

We don’t want that for you. 

Buying or building a home is a major investment, and you deserve to move in without unexpected surprises. Once you move in, your home should be a hardhat-free zone. That’s why we offer a full year of support and guarantee that your home will be built correctly. We'll fix anything that might be an error or damaged due to installation. We believe so strongly in our guarantee to make your home one we'd be proud to live in ourselves that we go way above and beyond what other builders or home warranties offer.

One-Year Peace-of-Mind Warranty

We will correct any issue that results from product manufacturing issues, faulty craftsmanship, or installation defects. This includes big things like plumbing or electrical issues as well as things like garage door malfunction.

Here are some of the items we warranty:

• Drywall cracks, nail pops, and tape separation
• Door, window, and gate adjustments
• Cabinet door adjustments
• Caulking and grout separation (one-time)
• Flooring (not including normal wear and tear)
• Garage door adjustments
• Plumbing
• Electrical
• Heat and air

In addition to the one-year warrant, we also offer longer support for major systems.

Additional One-Year Major Systems Warranty

The Ideal Homes & Neighborhoods quality control measures exceed those of most cities. Still, some issues may only become evident with time and use.  That’s why our major systems warranty covers your home's: plumbing, HVAC, and electrical for one full year after your first year's builder warranty is complete. These systems are among the most complex and costly parts of your home. This means that for two full years you’ll be covered for power-load issues, leaky pipes, and HVAC malfunctions.

Ten-Year Structural Warranty

Your Ideal home is also protected by a transferable ten-year structural warranty, covering three major areas from a third-party company:

Concrete and Masonry

Everyone in Oklahoma worries about their foundations. That’s why our structural warranty includes concrete and masonry protection. It covers:

• Foundation cracks that exceed expected norms
• Masonry cracks that exceed expected norms
• Floor movement that exceeds expected norms

Columns

This includes both wood and concrete support columns. Just like the foundation, some movement or bowing is expected. Your home is designed to sit atop that mobile clay. However, if issues exceed norms, you are covered.

Framing

One of the unique experiences of building a custom home is watching it transform from floorplan to framed-out structure, to a home of your dreams. We love that this process allows for homeowners to see the framing take shape.

The framing warranty includes the wood, floor joists, and ceiling joists. Our commitment to best practices and continuous improvement means that our teams are able to identify most issues long before they would ever be a problem for you. Bonus: Heating and Cooling Usage Guarantee

This isn’t technically a warranty, but because it adds another layer of protection, we’re including it here!

Ideal Homes guarantees your heating and cooling usage for the first three years after building your home (excluding Pine Creek homes due to customizations). If it’s more, our third-party guarantee partner will write you a check for the difference. (Usage varies by floorplan, so make sure to talk to your sales representative for more details.)
