Summertime Home Maintenance

June 19, 2024

To maintain and enhance your home's value while avoiding unexpected surprises, regular home maintenance is key. By staying on top of routine upkeep, you can prevent costly repairs and better prepare for future upgrades. Taking care of your home and its surroundings not only ensures your family's safety and comfort but also prolongs the lifespan of your home's building materials, appliances, and landscaping. With summer in full swing, it's the perfect time to go through your checklist of home maintenance tasks.

Summertime Home Maintenance Tips:

Interior

  • Change HVAC air filters every 30 to 60 days.
  • Change batteries in smoke detectors.
  • Test the air conditioner—trim any landscaping around the hose off the unit.
  • Clean out the dryer vent cap.
  • Use a paint kit for touch-ups inside and outside (remember to always store paint indoors)

Exterior

  • Water foundation with a soaker hose.
  • Lubricate moving garage door parts.
  • Clean gutters and downspouts of dirt and debris.
  • Clean and inspect window screens for damage—a little work now will keep unwanted pests out later.
  • Trim trees and shrubs near the house to prevent damage to siding, windows, or the roof.
  • Ensure the air conditioning condenser unit is clear of any debris like trash, grass, or leaves/shrubbery. This is crucial for maintaining proper airflow while using the AC.
  • Inspect caulking around doors and windows for damage or wear.
  • Pressure wash all exterior surfaces, such as concrete, soffits, siding, and outdoor furniture (if needed).
  • Inspect and tune up lawn maintenance equipment—sharpen tools, charge batteries, lubricate moving parts, and replace old gas.
  • Check your fence and repair any loose boards.
  • Caulk any concrete cracks 1/4-inch width.
